How does it work?

A guaranteed rent service is a scheme we provide where a landlord leases their property to us for a fixed period, typically 1-5 years where we become the principal ‘tenant’, in exchange for a guaranteed monthly rental income, all year round, regardless of void periods. In addition, we take care of finding appropriate tenants, vetting them and handling all communication.

We may carry out a light refurb or add additional furnishings at our expense (discretionary) in order to create an uplift in value of the property.

We do not charge any agency or admin fees like a traditional high street agent. Amongst the other services we provide above, we ultimately make our landlords more money and provide the desired financial return on investment for the landlord.

Property type?

We consider the majority of residential property types: single-family homes, flats, and apartments.

We also consider licensed (and on some occasions, unlicensed) Houses in Multiple Occupation (HMOs). Please get in touch to discuss.

We love to work with letting agents to provide a win-win scenario for both landlords and yourselves, combining stability with a reduced workload for both parties. You will remain the managing agent and will still be paid your tenant sourcing and management fees. Other benefits include:
